I just went back from MV.. traffic jam..
Long time didn’t experience this kind of jam already.
Last time I hate to go MV due to its traffic and car park alway full..
Invest in REIT consider very low risk, IGBreit is well diversify in term of it customer based, the low share price is an opportunity to add…. Because most of the REIT capital gain not very nice … ( unless atrium management quite aggressive with target to expand 1b asset )
Key of growth is JB MV… management said need to observe the occupancy rate… usually 3 years… so have to wait 1-2 years gua I guess..
I didn’t invest in IGBreit…
Now the valuation is a bit cheap..just a bit .
But REIT very hard to get cheap valuation especially grade A…
MV management doing good job to help his customer, thus affect its earning, short term pain for long term benefit.
Investor should take this opportunity study again IGB business then accumulate more.
what matters most to a property is always location, location and location. so long as MV TG remains in this location, there's no fundamental impact and risk to the business.
